Since the company's inception, we have adapted a flexible approach to various market conditions and provided significant returns to our investors. We watch the market, and act nimbly to engage in opportunities with significant upside.
For example, when the market was on solid ground from 2004 through 2007, we engaged in value-added opportunities with significant upside. When the recession fears began in 2007, we focused on the acquisition of stabilized assets with long-term leases at unusually high cap rates. We moved out of markets in Florida, which were very dependent on construction, and entered into markets in Texas that were more concentrated on the resilient sectors of energy and healthcare. We purchased residential assets at tremendous discounts. As the economy began to once again stabilize, we started purchasing Florida assets again and began investing in value-added deals.
